Surveys will identify where the asbestos is located, in items such as floor tiles, textured coating and anything in between. Our fully-trained staff can discuss on arrival on site.

If it is suspected that a material contains asbestos, the material should not be disturbed or tried to be removed or repaired.  The material can be treated as if it is an asbestos containing material (ACM) or we can arrange for an analysis and sampling to confirm the asbestos content.

Can I have a management plan?2021-08-12T15:35:34+00:00

A management plan cost will depend on the complexity, size and age of the building.

The Asbestos Management Plan describes how the duty holder will manage risks from ACM’s throughout the property under their control and fully comply with the Control of Asbestos Regulations 2012 (CAR 2012) and other relevant legislation that includes the Health and Safety at Work Regulations 1999.  The Plan will provide a structured approach and will identify and describe the role, lines of authority and responsibilities and will outline the systems and  procedures for effective ACM management and the health risks.

The information in the survey report is used to inform the risk assessment (i.e. to consider if the asbestos could be disturbed on the premises) and to establish a management plan to prevent such disturbance.

The cost of a survey depends on the complexity, size and age of the building. It might be possible to provide you with a verbal quote by mail or over the phone if we have sufficient information (i.e. measurements or building plans).

What Asbestos survey do I require?2021-08-12T15:36:24+00:00

The Control of Asbestos Regulations 2012 came into force on 6 April 2012 (consolidating the previous regulations) and this contains a duty to owners or those responsible to manage asbestos responsibly in commercial or non-domestic buildings. It also requires minimum standards to protect all persons affected by work that is undertaken on asbestos in premises (including building occupants, employees and members of the public).

There are two types of asbestos surveys;
  • Asbestos Management Surveys
  • Refurbishment and Demolition Surveys
Asbestos surveys are required when materials containing the substance are likely to be present within a property or building, but will not be disturbed. Refurbishment and demolition asbestos surveys are necessary in any building built before 2000 that is undergoing construction or refurbishment work.
Is removal required if asbestos is found in an asbestos survey?2021-08-12T15:37:08+00:00
Not necessarily. If the asbestos containing material is undisturbed and in good condition, and poses little to no risk, removal will not be required.
Who can carry out asbestos surveys?2021-08-12T15:38:56+00:00
It is strongly recommended by the Health and Safety Executive (HSE) for asbestos surveys to be completed by UKAS accredited organisations. It is the responsibility of the person employing the asbestos surveying company to check they have sufficient training and experience if UKAS accreditation has not been achieved. If I am renting a property, am I still responsible for organising asbestos surveys?2021-08-12T15:40:58+00:00
Yes. Legislation states that if you control access to a non-domestic property, you are responsible for conducting or arranging asbestos surveys. However this also depends on your lease agreement so you may need to confirm this with your landlord.

What Does Asbestos Look Like?


Crocidolite, which is also known as Blue Asbestos, is typically grey-blue to leek-green in colour and is a fibrous form of the amphibole mineral riebeckite. It has a greater tensile strength than chrysotile asbestos but is much less heat-resistant but can fuse to black glass at relatively low temperatures.

Amosite is one of the three fibres that were commonly used in materials that were last manufactured in the UK around the late 70s. It was mainly used in asbestos insulation boards which were used for fire protection and insulation, much of which still remain in buildings today.
